What Does 'Pending' Really Mean? Understanding the Fresno Escrow Process Step-by-Step

When you see a Fresno home listed as “pending,” it usually means the seller has accepted an offer and the transaction is moving toward closing. But the home has not officially changed hands yet. There are still important steps to complete, from inspections and financing to paperwork and the final transfer of ownership.

For buyers and sellers, understanding what happens during escrow can make the process feel much less overwhelming. While every transaction is different, knowing what to expect can help you stay organized and avoid unnecessary surprises.

What Does Pending Mean in Real Estate?

A pending home is generally under contract, with the buyer and seller working toward completing the sale. Depending on the transaction, inspections, appraisal, loan approval, and other contractual conditions may already be completed or may still be underway.

Pending does not automatically mean the sale is guaranteed. Financing issues, unresolved contract conditions, or other complications can sometimes prevent a transaction from closing.

In Fresno and Clovis, the exact status and remaining steps depend on the terms of the purchase agreement and the progress of escrow.

Step 1: The Offer Is Accepted

The process begins when the buyer and seller agree to the purchase terms and enter into a binding agreement.

The contract establishes important details, including the purchase price, deposit, contingencies, and target closing date. Buyers should review these terms carefully because deadlines can affect their contractual rights and deposit.

Step 2: Escrow Opens

Escrow involves a neutral third party that coordinates funds, documents, and instructions according to the parties’ agreement. The escrow officer helps ensure the required conditions are satisfied before the transaction is completed.

During this stage, the buyer typically deposits earnest money according to the contract, and escrow begins coordinating the paperwork and deadlines.

The deposit is generally credited toward the buyer’s purchase costs at closing. However, whether it is refundable if a transaction falls through depends on the contract, applicable contingencies, deadlines, and circumstances.

Step 3: Inspections and Seller Disclosures

Next, the buyer reviews the property’s condition and the information provided by the seller.

A professional home inspection may evaluate the roof, plumbing, electrical systems, heating and cooling equipment, foundation, and other accessible components. Buyers may also consider pest inspections or additional evaluations when appropriate.

The seller provides required disclosures about the property, while the buyer reviews those documents and asks questions about potential concerns.

If an inspection identifies issues, the parties may negotiate repairs, credits, or other solutions, depending on the agreement and remaining contingency rights.

This is an important stage because it gives buyers a better understanding of the home before moving toward closing.

Step 4: The Appraisal and Loan Approval

If the buyer is using a mortgage, the lender typically orders an appraisal to help determine whether the property’s value supports the proposed loan.

The lender also continues reviewing the buyer’s financial information, employment, assets, debts, and other documentation needed for underwriting.

An appraisal that comes in below the purchase price or a change in the buyer’s financial circumstances can create complications. Buyers should respond promptly to lender requests and avoid making major financial changes without consulting their loan officer.

Even when a buyer has been pre-approved, final loan approval is not guaranteed until the lender completes its requirements.

Step 5: Title Review and Remaining Conditions

During escrow, the title company reviews the property’s ownership records and identifies matters that may affect title, such as recorded liens or other encumbrances.

The parties also work through remaining contractual requirements. These can include reviewing disclosures, satisfying loan conditions, obtaining insurance, and resolving agreed-upon repairs or other outstanding items.

Buyers should review the preliminary title report and ask their real estate professional or appropriate legal adviser about anything they do not understand.

Step 6: Contingencies Are Resolved

A contingency is a contractual condition that may give a party certain rights if the condition is not satisfied. Common examples involve inspections, financing, appraisal, and the sale of another property.

As the transaction progresses, the parties may remove contingencies, satisfy them, or negotiate changes according to the contract.

Buyers should never assume that a pending listing means every contingency has been removed. The listing status alone does not reveal all the details of the agreement.

Before signing a contingency removal or allowing a deadline to pass, buyers should understand the consequences and discuss any concerns with their agent and, when appropriate, a qualified legal professional.

Step 7: Final Walk-Through and Closing Paperwork

As closing approaches, the buyer usually completes a final walk-through to confirm the property is in the agreed-upon condition and that negotiated repairs or other requirements have been addressed as applicable.

The buyer also reviews the final closing figures, signs the required documents, and arranges for the remaining funds to be delivered according to escrow instructions.

Closing costs may include lender charges, title and escrow fees, prepaid property taxes, homeowners insurance, and other transaction-specific expenses. Our guide to closing costs for Fresno and Clovis homebuyers explains what buyers should consider when preparing their budget.

Step 8: The Sale Closes and Ownership Transfers

Once the contractual and lender requirements have been satisfied, escrow coordinates the final exchange of funds and documents. In a typical California home sale, the deed is recorded with the appropriate county recorder, completing the legal transfer of ownership.

The seller receives the proceeds according to the closing instructions, and the buyer can receive the keys according to the contract and closing arrangements.

This is the milestone everyone has been working toward. Until the transaction is completed, however, a pending home should not be treated as a closed sale.

How Long Does Escrow Take in Fresno?

There is no single timeline for every Fresno real estate transaction. The length of escrow depends on the purchase agreement, the buyer’s financing, inspection findings, appraisal timing, title matters, and how quickly everyone completes the required steps.

Some transactions close in a few weeks, while others take longer. Cash purchases may have fewer lender-related steps, but they still require the parties to satisfy the applicable contract and closing requirements.

The best approach is to keep communication open with your real estate agent, lender, and escrow officer, and to follow the deadlines established in your agreement.

What Buyers and Sellers Should Remember

A pending status is an important step toward a completed sale, but it is not the finish line. Buyers should stay responsive, protect their contractual rights, and understand their remaining obligations. Sellers should continue coordinating with their agent and escrow team until the transaction closes.
